For a permanent or short-term stay in Georgia, you have 3 different types of visas to choose from:
1. SHORT-TERM RESIDENCE PERMITS IN GEORGIA FOR BUSINESS OWNERS
Short-term residence permits are issued to owner of the active business like LTD Company in Georgia. The company / business must prove that is active business with business activities, contracts, corporate bank account, revenue service registration etc. A short-term residence permit has validity for one year. The sort-term residence permit is extendable by another 5 years and later on convertible into a permanent residence permit at the end of the 6-year period, provided that the investment remains in place in the possession.

How long will it take?
As for temporary residence, during the application review (express application takes 10 working days) you should stay in Georgia because maybe you will be invited for an interview and later you need to wait again 10 days to take ID card if answer is positive.

2. SHORT-TERM RESIDENCE PERMITS IN GEORGIA BASED ON REAL ESTATE INVESTMENT
Short-term residence permits are issued to property-owner of real estate who have invested in Georgia (i.e. in Tbilisi, Batumi, Bakuriani, …) an apartment, house, development land or any other residential or commercial property with minimum value of 35.000 USD and more. The value of the real estate investment must be verified by an independent auditor in Georgia. A short-term residence permit has validity for one year. The sort-term residence permit is extendable by another 5 years and later convertible into a permanent residence permit at the end of the 6-year period, provided that the investment remains in place in the possession.
The prices of the property starting at 1500 GEL per m2. You can easily rent flat long term or simply by portal sites like Airbnb.com

3. PERMANENT RESIDENCE PERMIT FOR INVESTORS IN THE ECONOMY OF GEORGIA
To get a permanent residence permit by investment you will need to invest at least 300,000 GEL (approx. 110.000 EUR) in the Georgian economy in the form of i.e. loans, bank term deposits, purchase of real estate property or other assets in Georgia. The total value of your investment must to be verified by an independent Georgian auditor. Please note that the application for a permanent residence permit has to be also supported by a member of the Georgian government or by three business managers who must be Georgian citizens. The permanent residence permit by investment is issued for an indefinite period of time. The residence ID card must be renewed every 5 years.

4. RESIDENCE PERMITS IN GEORGIA FOR FAMILY MEMBERS REUNIFICATION
If you hold already Georgian residence permit your family members also can apply for residence permits for family reunification. Based on Georgian immigration act only spouses, children under age of 18 and legally incapable or disabled persons dependent on the main applicant are considered as family members. The residence permit for family reunification is issued if documents are submitted showing the relationship (marriage certificate, birth certificate, etc.) and availability of financial means (income or savings) to support the family members during they stay in Georgia.

HOW TO GET GEORGIAN PASSPORT AND CITIZENSHIP
You are eligible for a Georgian passport and citizenship after five years of residence in the country. In addition to the residence requirement you will have to show basic knowledge of Georgian language, Georgian history and law, and that you have real estate property, a job or you own a running business in Georgia.
Georgian passport ranks 53rd in the world (as of 2018) Passport index and allows visa-free travel to 114 countries, including EU/Schengen countries, most of CIS countries, Ukraine, Iran and Turkey.
Georgia is one of countries that does not allow dual citizenship, unless Georgian citizenship is granted as an exception by the President for services rendered to the country. If it is revealed that you are a citizen of another country your Georgian passport may be revoked
Visas free countries to travel to Georgia
A visa is not required for citizens of countries who can stay in Georgia visa-free for one full year. The list of visa free countries is available here.
Obtaining a visa before application for a residence permit
Only holders of visas „D category“ are allowed to apply for residence permits, unless you plan to apply for a permanent investment residence permit which can be obtained as long as you have a lawful status for your stay in Georgia (i.e. as a short-term visitor visa).
How to get visa to Georgia
If you need an immigration visa you can apply for it at Georgian embassies abroad (list of Georgian Missions Abroad) or online via portal e-VISA. It is also possible to obtain a visa in Tbilisi, provided that the applicant has at least 45 days before his or her lawful status to stay expires.
Requirements for obtaining a visa to Georgia

Owners of real estate property do not have to provide these documents mentioned above. They must show a certificate of ownership of real estate property in Georgia.

Visas are issued to foreigners coming to Georgia for work and business (D1), freelancing (D2), family reunification (D4) as well as to owners of real estate in Georgia worth 35.000 USD and more (D5).
